How quickly will you be able to get my property rented?

We spend some time ensuring your property is ready for the rental market and attractive to potential tenants. The amount of time it’s on the market depends on competition, time of year, and the condition and price of your home. We will ensure it rents as quickly as possible to protect your rental income.

How do you price my property?

We do an exhaustive analysis of comparable properties in the market and price your home accordingly. The goal is to earn you the most rent possible while minimizing your vacancy rate and ensuring we place the most qualified tenants.

What do you do to get my property leased?

We work hard to get the maximum exposure for your property through using high quality photos, video walk-thrus of the property and listing to multiple listing sites and to Facebook to bring in leads.

Do I have to pay a management fee if my property is vacant?

No. We believe we should only get paid if you get paid. Our management fee is a percentage of rents COLLECTED. If we do not collect any rent, or if the property  is vacant, you don’t pay us our management fee.

How do you screen tenants?

We assess each applicant thoroughly by checking criminal background and credit history check, performing landlord and employment verification and more. Our unique screening process allows us to get a “big picture view” of each tenant for a better assessment.

Can I be involved in the selection of a tenant?

No. You can trust us to minimize the risk of a poor quality tenant. Our experience helps us to know what factors to look for in a high quality tenant. We comply with all fair housing rules and regulations.

What if my tenant doesn’t pay?

Accepted Answer

Our strict tenant screening process greatly reduces the likelihood that your tenants won’t pay rent on time. However, bad things happen to even the best people, so if a tenant can no longer pay rent, we will begin the eviction process and place a tenant who can pay rent.

Do I have to accept pets in my rental?

Accepted Answer

You do NOT have to accept pets in your rental, however, over 70% of all tenants come with pets. If you choose not to accept pets, you are reducing your prospective inquires by 70%. We do recommend our owner/clients allow pets, and we provide Pet Protection in your Owner Guarantees.

Do you inspect my rental property?

We perform a mid-lease property inspection for each new lease, then annual inspections thereafter for the duration of the tenants stay. The purpose of this visual inspection is to ensure the property is being well cared for, there are no lease violations, and to look for potential deferred maintenance issues before they become a problem.

We specialize in Single-Family homes, Duplexes, Town Homes, and small apartment complexes.

What type of properties do you not manage?

We don’t manage commercial properties. We don’t manage properties with chronic repair issues or conditions that might adversely affect the health and safety of a tenant. We understand funds can be tight for some owners– but if we feel an owner will not be able to afford or approve any repairs – it only reflects poorly on us with the tenant.
